The Phase 1 stage of construction of our luxury residential home in Mallorca is about the be finished.
As can be seen in the photos, the structure of the single family dwelling in Bunyola (Mallorca) as almost complete. With this we will complete phase 1 of construction. The structure is primarily made of concrete walls, columns and slabs that will later be clad, except for the rear retaining wall that rises from the basement to the upper floors. The staircase rests on this wall which will be made of exposed concrete. In this way, this structural element becomes a central element of the house. Special attention has had to be paid to the execution of this wall from the start of the work.
In the photo where a series of props appear, you can see the extent of the future porch. This porch is located below the upper volume of rooms, with views from South to West. This covered space is connected to the living room and kitchen area through large doors, from which you can also directly access the pool and the rest of the garden which has great views from it´s position higher up of the sloping plot.
The challenge of this project was to fit the entire program desired by the client into a very restricted volume. It was also necessary to provide a garden and large covered porch space without exceeding the maximum building volume allowed. The set of two superimposed volumes rotated 90 degrees to one other gave us the opportunity to create this covered area on the ground floor in compliance with the Regulations.
Another challenge was the client’s desire to enjoy the best views so the building was located at the top of the sloping plot with a height difference from the street of more than 3 m. As you can see in the first photo, the views from the upper floor of the bedrooms are impressive. This is achieved with a height difference from the street of more than 6 meters.
